June 2026 Indianapolis Housing Report: Pre-Pandemic Market Trend Strengthens

Housing inventory, new listings and median days on market are up strongly YoY, pushing forward existing trends in the Indianapolis housing market toward pre-pandemic levels.

June 2026 Housing Data Summary

June’s Indianapolis housing inventory (measured in active listings) reached the highest June total since 2017. The 18% increase in Indy-area listings YoY is the 5th highest among the 50 largest metros in the US, according to Realtor.com.

Across the country, the median days a house spends on the market is now at pre-pandemic levels. Indy’s June median days on market (45) measure reached it’s highest monthly level since June 2020 (47).

Indianapolis’ median list price per square foot increased 4.9% YoY, which is the second highest increase among the 50 top metros in Realtor.com’s coverage.

Finally, moving our attention to Zillow data on the Indy market, the percentage of Indianapolis listings with a price cut continues to be 1-2x higher than the seller-driven market of 2020-2021, as shown in the chart above.

This market is giving less power to sellers than in recent years. There seems to be a desire on the part of the sellers to go back to a time when you could price aggressively and sell with no problems. The data shows that is not the case anymore.

What this all means

July and August are usually the months when the real estate market cools off and begins it’s move toward the slower winter season. Without a favorable move in oil prices and mortgage rates for borrowers, the market could continue to “normalize” to pre-pandemic levels.

Then again, the American consumer has not slowed spending. This is likely yet another reflection of the K-shaped economy. The households with more-than-sufficient assets will continue to accumulate, while those without may stay on the sidelines.
